Real Estate In Victoria - Predictions: 2008 will mark the seventh consecutive year in which housing starts exceed 200,000 units.

When it comes to Victoria Real Estate we are not alone when we say we will have another fantastic year in 2008. We have mentioned in many of our blogs that our Real Estate Market here in Victoria, in British Columbia and in Canada in general will be very strong.

A recent article by CMHC (Canadian Mortgage and Housing Corporation) has some very interesting facts and figures. It reads:

Housing Starts to Dip in 2008

Following a Rise in 2007

OTTAWA, October 30, 2007 — Housing starts will reach 227,530 units in 2007, an increase of 0.1 per cent from the 227,395 units in 2006, according to Canada Mortgage and Housing Corporation’s (CMHC) fourth quarter Housing Market Outlook, Canada Edition report. However, in 2008, residential construction will decline to about 214,000 units. Despite this drop, 2008 will mark the seventh consecutive year in which housing starts exceed 200,000 units.

“Continuing high employment levels, income gains and low mortgage rates have been a boon to Canada’s housing markets. Despite this, however, housing starts are expected to decrease in 2008,” said Bob Dugan, Chief Economist at CMHC. “The pull back in housing starts next year will be mainly due to the increases in house prices in recent years, which have pushed mortgage carrying costs higher.” 

Existing home sales, as measured by the Multiple Listing Service ®(MLS®)1, are poised to experience their best year on record with just over 521,000 units in 2007, a 7.8 per cent increase over 2006. The high level of MLS® sales will be led by activity in the Prairies. With respect to 2008, the level of MLS® sales will fall by 3.9 per cent, but will still be slightly over 500,000 units, the second highest on record. Growth in the average MLS® price will remain high at 10.1 per cent in 2007, mainly because of continued strong price pressures in Canada’s western provinces. As most resale markets move toward more balanced conditions, growth in average MLS® price is forecast to slow to 4.2 per cent in 2008.

At the provincial level, British Columbia’s housing starts will remain above historical averages but are expected to decline slightly moving into 2008. A tight labour market, income growth, and high levels of consumer confidence will help to offset the dampening effect of rising mortgage carrying costs on the demand for new and existing homes in British Columbia. Housing starts should decline slightly from 36,443 units in 2006 to 36,200 units in 2007 and 33,250 units in 2008. The average MLS® price in British Columbia will grow by 12.1 per cent in 2007 and by 6.0 per cent in 2008 as increased listings and fewer resales bring more balanced supply and demand conditions for existing homes.

Alberta continues to experience low unemployment, an abundance of job opportunities, and continuing overall prosperity. Despite these positives, Alberta is expected to face a drop in net migrants between now and the end of 2008 due to the growing difference in provincial house prices and improved economic conditions in other provinces. With lower migration and higher mortgage carrying costs, housing starts will ease from 48,962 units in 2006 to 47,750 units in 2007 and 42,250 units in 2008. Following an unprecedented 30.7 per cent gain in 2006, the average MLS® price is expected to climb another 24.4 per cent in 2007 and 6.8 per cent in 2008.

Saskatchewan has been experiencing steady economic growth, a healthy employment situation and gains in net migration, all of which has contributed to strong housing demand. Total housing starts are forecast to reach about 6,000 units in 2007, the highest level in 24 years. However, escalating costs will push housing starts down to 5,500 units in 2008. The average MLS® price in Saskatchewan will rise by 28.7 per cent in 2007 while 2008 will see growth in prices of approximately 13.5 per cent.

Manitoba is one of five provinces whose economic growth is expected to exceed the national average. This success has contributed to a five-year high in job creation, thus increasing net migration to levels not seen since 1982. These factors will contribute to the high levels of new home construction expected between now and the end of 2008. Total housing starts will reach 5,750 units in 2007, the best performance in 20 years. Starts will edge lower to 5,600 units in 2008. The average MLS® price in Manitoba will rise by 11.8 per cent and 8.0 per cent in 2007 and 2008, respectively.

The Ontario economy is expected to improve slightly heading into 2008. Accordingly, this will help sustain a high level of housing demand across the province. New home construction activity will be moderate between now and the end of 2008. Housing starts are expected to decline from 73,417 units in 2006 to 67,700 units in 2007. For 2008, a slight up-tick to 68,175 units is expected. The average MLS® price in Ontario will rise by 6.2 per cent in 2007, while 2008 should see a more modest increase of 3.3 per cent.

Solid job creation and steady economic growth in Quebec, will cause housing starts to increase from 47,877 units in 2006 to 52,400 units in 2007. Looking ahead to 2008, starts are forecast to slide to 48,420. A buoyant resale market will also fuel average MLS® price growth in Quebec, by 6.8 per cent in 2007 and 3.3 per cent in 2008.

Positive labour market conditions in New Brunswick will help stem the net outflow of interprovincial migrants into 2008. Nevertheless, rising mortgage carrying costs and more choice in the resale market will result in lower levels of new home construction. Housing starts are forecast to decline from 4,085 units in 2006 to 4,025 units in 2007 and 3,725 units in 2008. The average MLS® price in New Brunswick should rise by 7.6 per cent and 3.7 per cent in 2007 and 2008, respectively.

As slower employment and population growth pervades Nova Scotia, new home construction activity is expected to be restrained between now and the end of 2008. Housing starts are forecast to stabilize from 4,896 units in 2006 to 4,700 units in 2007 and to 4,525 units in 2008. The average MLS®price in Nova Scotia is expected to rise by 7.5 per cent and 3.3 per cent in 2007 and 2008, respectively.

Prince Edward Island’s economy is expected to expand at a modest, but stable pace between now and the end of 2008 with employment growth in the range of one per cent per year. As a result, housing starts will slowly decline from 738 units in 2006 to 680 units in 2007 and 630 units in 2008. The average MLS® price in Prince Edward Island will rise by 5.6 per cent and 3.8 per cent in 2007 and 2008, respectively.

In Newfoundland, a strong economy will push housing demand up from 2,234 units in 2006 to 2,325 units in 2007. However, it is expected that higher homeownership and construction costs and lower employment growth will dampen housing demand past 2007. Housing starts for 2008 are forecast to fall by 3.2 per cent to 2,250 units. The average MLS® price in Newfoundland will rise by 6.1 per cent and 6.4 per cent in 2007 and 2008, respectively.

We here at Properties in Victoria Professionalsare proud to announce that our International Client Care Coordinator, Sarah West, placed 6th at the Shawnigan Lake 1/2 Marathon this past weekend. Well done Sarah.

Shawnigan Lake is located some 40km north of of Victoria BC, and has slowly transformed over the years from a “cottage country” community to a bedroom community for the Greater Victoria area. The commute is about 1 hr from the downtown core and this commute is offset by less expensive real estate, and a very beautiful place to live. Fresh Mountain air and wonderful scenery. A place you can really relax and also a fabulous place for ones outdoor pursuits like the Shawnigan Lake 1/2 Marathon ans well as the Shawnigan Lake 1/2 Ironman that is held earlier in the year. The next time you are in Victoria I highly recommend that you take a trip up there and see what I am talking about.

 After the run Sarah mentioned how wonderful and peaceful the run was and how the magic of the lake made the run seem effortless as she covered the 21 km of  of undulating real estate with a personal best time. Congrats Sarah!

The effect of Haeamtang (HAT) on the colon cancer HT-29 cells was investigated in this study. A water extract of HAT significantly decreased the number of HT-29 cells in a dose-and time-dependent manner as determined by a MTT assay. Flow cytometry results revealed a dose- and time-dependent increase of dead cells in HT-29 cells treated with HAT extract. The anticancer activity of the H AT extract is attributed to apoptosis induced in HT-29 cells, which was demonstrated by increased caspase-3 activity and poly-ADP-ribose polymerase fragmentation. A selective caspase inhibitor, z-VAD-fmk, inhibited the HAT-induced cell death. Taken together, these results demonstrate that HAT extract induces apoptosis in HT-29 cells.

Nostoc sphaeroides Kuetzing has been used as a traditional medicine in China to treat a variety of ailments. This research identified the antioxidant activities of polysaccharide extract from Nostoc sphaeroides. The extract, which contains 46.2% carbohydrates, exhibited an effective scavenging capability on superoxide radical, hydroxyl radicals in non site-specific as well as site-specific assays, and also performed lipid peroxidation inhibition in a dose-dependent manner. Polysaccharide extract had no 1,1-diphenyl-2-picrylhydrazyl radical scavenging potential at all test concentrations. Activities of superoxide dismutase, catalase, and glutathione peroxidase in human embryo kidney 293 cells were increased effectively when Nostoc sphaeroides extract was applied. These results suggested that the use of N. sphaeroides in treating ailments may be based on the antioxidant capacities of polysaccharide composition.

Chloramphenicol is a toxic antibiotic used for certain infections, though aplastic anaemia is one of its side-effects. The results of our experiments showed that blood cells suffered oxidative stress in the presence of chloramphenicol, with a significant increase in reactive oxygen species (ROS) detected by luminol-chemiluminescence (CL). The extract of fruits of Eriobotrya japonica markedly decreased ROS in leukocytes and erythrocytes, the oxidative stress caused by this antibiotic. Nitro Blue Tetrazolium (NBT) assay with purified leukocytes demonstrated that the antioxidant action of E. japonica caused an intracellular reduction in ROS, and that the extracts decreased these promoters of oxidative stress to normal levels in the cytoplasm. Determinations of nitric oxide (NO) generation indicated that E. japonica extracts also inhibited the stimuli of NO provoked by chloramphenicol. This study showed that the immediate antioxidant effect of E. japonica could be associated with the action of vitamin A. The protective action of this fruit was seen on mature leukocytes and erythrocytes, beneficial effect on blood cells suggest that its extract could be used as an antioxidant agent complementing the administration of chloramphenicol, as a modern-day extension to its traditional use in Chinese medicine.

The purpose of the present study was to screen 27 plant species used in the traditional medicine of Cambodia for in vitro antibacterial and antifungal activities. Thirty-three methanolic extracts were tested against Escherichia coli, Pseudomonas aeruginosa, Staphylococcus aureus, Mycobacterium smegmatis and Candida albicans. Screened by disk diffusion assay, the extracts showed antimicrobial activity especially on Gram-positive bacteria. None of the crude methanolic extracts showed activity against P. aeruginosa. Twenty-five selected extracts were evaluated using a micro-dilution test. Harrisonia perforata (roots) and Hymenodictyon excelsum (bark) exhibited a bactericidal effect against S. aureus at a concentration of 500 mug/ml. Azadirachta indica (bark), Harrisonia perforata (roots and stem) and Shorea obtusa (roots) exhibited a bactericidal effect against M. smegmatis at 250 mug/ml.

Effects of fractions A and B from enzyme-digested traditional Chinese medicine colla corii asini on mice with 5-fluorouracil-induced anemia were investigated. The purpose of this study was to further understand the hematopoietic activities and mechanisms of colla corii asini. The fractions A and B were administered to anemic mice for 12 days. After confirming the anti-anemic effect of fractions A and B, we examined the effects of fractions A and B on immature granulocyte and erythroid cell activity and plasma cytokine level. Fraction A administration at 2 g/kg and 1 g/kg and fraction B administration at 1.6 g/kg and 0.8 g/kg activated granulocyte and erythrocyte progenitor cells in bone marrow and erythrocyte progenitors in spleen, led to the recovery of white blood cell and red blood cell counts, and increased the percentage of peripheral reticulocytes in red cells. The GM-CSF and EPO production determined by examining GM-CSF mRNA and EPO mRNA in the kidney and liver of the anemic mice were also enhanced. This treatment significantly increased serum GM-CSF and EPO level and lowered serum transforming growth factor (TGF-beta) level. These results suggested that fractions A and B promoted hematopoiesis by activating immature granulocyte and erythroid cells, partly by stimulating GM-CSF and EPO secretion and suppressing TGF-beta release. Identification of a specific peptide or protein is still required for the development of a novel medicine for anemia caused by malignancy or chemotherapy.

The aim of this study is to investigate the antitumor activity of Plantago major L. extract in Ehrlich ascites tumor (EAT) bearing Balb/C mice in vivo. Thirty male Balb/C mice were divided into 5 groups: 3 treatment groups and 2 control groups (6 per group). Treatment groups and the negative control group were injected with EAT (1 x 10(6) cells) intraperitoneally to develop ascites tumor. P. major L. extract (1%, 2% and 3% concentration extracts, 0.1 ml/day/mouse) were given p.o. for 10 alternate days. The control group was treated with 0.9% NaCl solution (0.1 ml/day/mouse). The changes of body weight in animals were recorded. On the 11th day, all of the mice were sacrified and their tissues were stained with haematoxylen and eosin for pathological studies. Body weights of in 3 treatment groups and the negative control group were elevated because of tumor burden. The maximal weight gain was recorded in the negative control group and the minimal weight gain was recorded in Group I. Pathological studies showed that P. major L. extract (especially 1% concentration) has inhibitive effect on EAT. P. major has an inhibitory effect on EAT in a dose dependent manner.

This study was to investigate the effect of Dalbergia odorifera (DO) on the pharmacokinetics of Danshensu in Salvia miltiorrhiza (SM) in healthy rabbits and rabbits with qi-stagnancy and blood stasis. Thirty two healthy rabbits were involved in the whole experiment. Qi-stagnancy and blood stasis rabbits were obtained by treating the limbs of 16 adnephrin rabbits in an ice-bath for 6.0 min. The rest of rabbits were equally divided into 2 healthy groups. One healthy group and 8 qi-stagnancy and blood stasis rabbits were orally administrated with SM (5.0 g/kg), and the other 8 healthy rabbits and 8 qi-stagnancy and blood stasis rabbits with SM (5.0 g/kg) coupled with DO (2.5 g/kg). The plasma (Danshensu) concentration-time curve was measured by high performance liquid chromatography (HPLC)-electrospray ionization (ESI)-trap mass (MS-MS). Danshensu in plasma was confirmed to be two-compartment open model with a first order absorption phase in all groups. Moreover, the area under curve (0-infinity) of Danshensu was significantly increased both in healthy group and in qi-stagnancy and blood stasis group after administration of SM coupled with DO. This result was in accordance with the "Jun-Shi pairing herbs theory" of traditional Chinese medicine (TCM).

We investigated the effects of Chikuyou-Sekkou-To (TJS-167), a traditional Chinese herbal medicine, on changes in eating behavior and rectal temperature induced by administration of tumor necrosis factor-alpha (TNF-alpha) in rats. Infusion of TNF-alpha into the third cerebral ventricle in doses of 1 to 4 mug/rat suppressed 24-hour cumulative food and water intake dose-dependently, compared to an infusion of phosphate-buffered saline (PBS) (p < 0.05 for each). The infusion of 2 mug/rat TNF-alpha into the third cerebral ventricle elevated rectal temperature compared to PBS controls (p < 0.05). In rats fed diets containing TJS-167 (1.38 g/kg/day) for 1 week, the suppressive effect of TNF-alpha (2 mug/rat) on food intake was alleviated significantly, compared to rats fed a standard diet (p < 0.05). The elevation of rectal temperature induced by TNF-alpha was attenuated significantly in the TJS-167-treated group compared to the control (p < 0.05). These results indicate that oral administration of TJS-167 may be effective in preventing or reducing TNF-alpha-induced inflammatory responses, such as appetite loss and elevation of body temperature.
